Job Description
Key Responsibilities:
Project Leadership
- Lead the overall planning, execution, and delivery of the office fit-out in accordance with project requirements, timelines, and budget.
- Manage day-to-day project operations, ensuring alignment with the client's strategic goals and quality expectations.
- Supervise contractor performance across design validation, procurement, construction, commissioning, and closeout stages.
- Serve as the primary liaison between client, design consultants, D&B contractors, the cost consultant, and regulatory authorities.
- Coordinate decision-making across the executive stakeholders, ensuring their requirements and feedback are fully integrated into the project.
- Facilitate regular progress, coordination, and risk review meetings, maintaining transparent communication channels with all parties.
- Oversee the fit-out works for executive suites, open-plan collaborative areas, specialized facilities (e.g., gym, dining hall, staff café), and MEP-intensive zones.
- Ensure compatibility of fit-out works with core-and-shell systems including vertical transportation, district cooling, access control, and fire safety.
- Monitor interface management between architectural finishes and critical infrastructure (e.g., ICT, AV, security systems).
- Ensure all works comply with the client's quality standards, health and safety regulations, Civil Defence approvals, and other statutory requirements.
- Review and approve design submissions, shop drawings, method statements, and commissioning protocols.
- Identify, assess, and mitigate schedule and cost risks throughout project stages.
- Coordinate with the Cost Consultant to manage variations, change orders, and claims.
- Maintain accountability for budget tracking, progress reporting, and early escalation of deviations.
- Minimum 20 years of professional experience, including 10 years specifically managing high-end workplace or corporate office HQ fit-out projects.
- Minimum 5 years of continuous employment with the current firm or relevant organization.
- Project Type Expertise: Proven experience with large-scale, high-rise office buildings, including premium executive suites and complex stakeholder environments.
- Delivery Model: Strong understanding and hands-on experience with Design & Build (D&B) project delivery frameworks.
- Leadership & Communication: Demonstrated leadership in coordinating multi-disciplinary teams and aligning diverse stakeholder groups, including executive-level clients, consultants, and contractors.
- Regional Experience: Prior experience in the GCC region is preferred; Qatar-specific fit-out delivery experience is an advantage.
- Education: Recognized degree in Architecture, Engineering, Construction Management, or Project Management.
- Professional Accreditation: Chartered or Registered Professional status is required.
- Certifications: PMP or equivalent project management certification preferred.
