Job Title: Project Manager – Design & Build / MEP / Fit-Out

About the Role:

We are looking for a dynamic and experienced Project Manager to lead the full cycle delivery of high-end Design & Build villa projects, MEP execution, and turnkey fit-out works across Dubai and the UAE. The ideal candidate will possess deep knowledge of local construction practices, authority regulations, and the ability to deliver projects within strict timelines and budget, while maintaining the highest quality and safety standards.

• Key Responsibilities:🔧 Project Planning & Mobilization:Develop project execution plans, work programs, resource schedules, and procurement strategies
• Conduct internal kickoff meetings with estimation, design, and site teams to align scope and deliverables
• Establish cost, quality, and time objectives in line with client expectations and contract terms

• 🏗️ Execution & Site Management:Oversee day-to-day construction and MEP installation activities across villas, commercial units, and retail projects
• Ensure alignment with UAE regulations and authority approvals (Dubai Municipality, DDA, DEWA, Civil Defence, EMAAR, NAKHEEL, etc.)
• Coordinate technical submissions (shop drawings, material approvals, method statements) and manage RFIs and NCRs efficiently
• Ensure materials and manpower are available as per program requirements
• Monitor project progress using detailed tracking logs for drawings, materials, and inspections
• Conduct regular site inspections to ensure HSE compliance and adherence to QA/QC standards

• 🧾 Client, Consultant & Subcontractor Coordination:Serve as the main point of contact for clients, consultants, and landlord representatives
• Organize and lead progress meetings, addressing design intent, construction issues, and delivery timelines
• Evaluate subcontractor and supplier performance, ensuring quality delivery and contractual compliance
• Negotiate subcontract terms and variations in coordination with commercial and contracts departments

• 📊 Commercial & Handover Activities:Monitor project budgets and cash flow projections; ensure monthly valuations and variations are submitted timely
• Oversee authority inspections and ensure readiness for final handover
• Lead preparation of project closeout documents including As-Built drawings, O&M manuals, and completion certificates
• Manage final account negotiations and coordinate project demobilization and defect liability obligations

• Must-Have Qualifications:Bachelor's Degree in Electrical, Mechanical, or Civil Engineering (B.E. / B.Tech)
• Minimum 15–18 years of experience, with at least 10+ years in the UAE
• Proven experience managing design & build villa projects, turnkey interior fit-outs, and MEP works
• Excellent understanding of local construction codes, authority approval processes, and contractual documentation (FIDIC preferred)
• Strong knowledge of project control procedures including planning, cost monitoring, procurement, and contract administration
• Fluent in English (Arabic, Hindi, Tamil, or Malayalam is an advantage)
• Proficient in Microsoft Office, AutoCAD, project management tools (Primavera/MS Project), and documentation control systems
• UAE Driving License is strongly preferred

• Preferred Skills & Attributes:Ability to manage multiple projects simultaneously with strong leadership and decision-making skills
• Experience in client-facing roles and technical coordination with consultants and government entities
• Strong negotiation and commercial acumen for handling variations, claims, and procurement strategies
• Hands-on experience in handling DEWA load applications, Civil Defence coordination, and DDA/EMAAR portal submissions
• High standards in HSE, QA/QC, and contract compliance
