Design & Build are seeking an experienced Project Manager to join a growing Melbourne based residential builder specialising in architecturally designed luxury homes. Our client has been operating in the high-end residential space for several years and is now entering a significant growth phase - making it an exciting time to come on board.

In this role, you’ll be involved in projects from concept to completion, taking ownership across estimating, contracts administration, and project delivery. You’ll work closely with the Director in a hands-on capacity, contributing to both project and business success. With projects valued up to $12m, there is genuine opportunity for growth and career progression.

Key Responsibilities

  • Analyse architectural plans, specifications, and documentation to develop accurate cost estimates for high-end residential projects
  • Prepare detailed quantity take-offs, material pricing, and labour estimates across all relevant trades
  • Prepare, review, and administer contracts, including subcontractor agreements and variations
  • Manage the end-to-end delivery of residential projects, ensuring time, cost, and quality targets are met
  • Develop and manage project budgets, track and control costs, and identify value engineering opportunities
  • Build and maintain strong relationships with clients, architects, consultants, and subcontractors
  • Create and manage detailed construction programs, identifying and resolving potential delays early
  • Support procurement processes, progress claims, and cost reporting

Requirements:

  • Minimum 5 years’ experience as a Project Manager, ideally with exposure to estimating and/or contract administration
  • Proven experience managing high-end residential projects from pre-construction to handover
  • Strong communication and stakeholder management skills
  • Demonstrated leadership and team management capabilities
  • Excellent attention to detail and problem-solving abilities
  • Proficiency in project management tools preferred
