Development Project Manager – Dublin (Hybrid Working)

Salary Expectation: €50,000 - €60,000 per annum (Commensurate with experience)


Role Summary

This company are a growing development and project management company based in Dublin. They work on consultancy projects on behalf of larger developers and are also developing their own projects. The are seeking a highly analytical and ambitious Development Project Manager to join their growing property team in Dublin. The successful candidate will play a critical dual role, supporting the full development lifecycle from initial site identification and acquisition through to planning submission and funding exploration.


Key Responsibilities

1. Land Acquisition & Feasibility

  • Site Identification & Research: Proactively research and identify potential new development sites across Ireland ensuring alignment with the organisation's strategic objectives.
  • Site Valuations and Due Diligence: Conduct comprehensive financial modelling, site valuations, and thorough due diligence for identified acquisition opportunities.
  • Risk Analysis: Perform robust site feasibility studies and detailed risk analysis to assess viability and inform investment decisions.
  • Commercial Advisory: Provide market insights and detailed advisory on land deals, market trends, and commercial leasing opportunities.

2. Planning & Project Coordination

  • Planning Process Management: Support and manage the planning process for development sites, including the preparation of applications and the coordination of external technical consultants (engineers, surveyors, traffic experts).
  • Stakeholder Management: Maintain and foster relationships with key external parties, including local councils, government bodies, and private investors, to support project plans and timelines.
  • Project Support: Assist the broader Development team with coordination and administration for complex projects, ensuring all project plans are clearly defined.


3. Financial and Administrative Support

  • Funding Exploration: Actively research and explore various funding and financing options for new developments.
  • Financial Administration: Handle project-related payments and ensure timely compensation and administration for project personnel.


Candidate Profile

Qualifications & Experience

  • Education: Bachelor's Degree in Architecture, Town Planning, Property Economics or a closely related field (e.g., Real Estate, Quantity Surveying).
  • Experience: Minimum 2-3 years of experience in real estate development, property valuation, or advisory services, ideally gained within a development firm or reputable consultancy.
  • Technical Knowledge: Demonstrated understanding of the development pipeline, planning processes, and site valuation methodologies.


Technical & Software Skills (Essential)

  • Valuation Software: Proficiency in industry-standard property valuation and analysis software, specifically Argus Software.
  • Financial Modelling: Advanced proficiency in Microsoft Excel for data analysis, financial modelling, and constructing comprehensive feasibility models.
