Senior Executive / Assistant Manager, Leasing & Project

Key Responsibilities


1. Lease Management (as Lessee and Landlord)

  • Manage end-to-end lease lifecycle, including negotiations, renewals, documentation, and terminations.
  • Serve as the key liaison between SPH Media, landlords, tenants, and internal departments.
  • Provide advice to senior management on leasing strategies, opportunities, and risks.
  • Maintain and track critical lease information, ensuring compliance with contractual and corporate requirements.
  • Prepare reports and presentations for senior stakeholders on lease portfolio performance and outlook.



2. Project Management (A&A, Fit-Outs, and CRE Works)

  • Plan and deliver fit-out, renovation, and A&A projects from concept to completion.
  • Define project scope, budget, and timeline; monitor execution to ensure delivery meets business and quality objectives.
  • Engage and influence senior stakeholders to align project outcomes with corporate goals.
  • Manage consultants, contractors, and vendors through tendering, construction, and handover phases.
  • Ensure compliance with building regulations, workplace safety standards, and internal governance policies.



3. Space and Occupancy Planning

  • Lead space utilization and workplace studies; develop occupancy plans based on headcount projections and operational needs.
  • Analyze data to identify trends, inefficiencies, and optimization opportunities.
  • Present recommendations and reports to senior management for decision-making on space strategy.
  • Coordinate moves, changes, and space reconfigurations in collaboration with HR, IT, and business units.



4. Financial and Administrative Management


  • Prepare business cases, project proposals, and funding papers for management approval.
  • Manage project budgets, monitor expenditures, and ensure fiscal discipline.
  • Track and report on financial performance of lease and project portfolios.
  • Support administrative duties such as contract documentation, invoice processing, and audit compliance.



5. Stakeholder and Vendor Management


  • Build and maintain strong working relationships with senior business leaders, department heads, and external partners.
  • Communicate project progress, risks, and key decisions effectively to senior stakeholders.
  • Manage vendor relationships, ensuring performance, accountability, and service quality.
  • Facilitate cross-functional collaboration to achieve business and workplace goals.




Qualifications and Experience


  • Bachelor’s degree in Real Estate, Facilities Management, Project Management, Building, Engineering, or a related discipline.
  • Minimum 5–8 years of experience in lease management, corporate real estate, or project management, ideally within a complex corporate environment.
  • Demonstrated ability to engage, influence, and manage expectations of senior management and executive stakeholders.
  • Strong understanding of commercial leasing principles, contract administration, and property regulations.
  • Proven track record in managing office fit-out or renovation projects end-to-end.
  • Proficient in MS Office; familiarity with AutoCAD, CAFM systems, or space planning tools is advantageous.
  • Excellent communication, negotiation, and presentation skills.
  • Analytical mindset with strong attention to detail and ability to interpret data to drive insights.
