Job Summary:
The Director of Development will lead the strategic planning, entitlement, design, and execution of retail real estate development projects from inception to completion. This position requires a results-oriented leader with deep experience in ground-up development, redevelopments, and repositioning of retail properties. The ideal candidate will bring a strong understanding of site selection, entitlements, budgeting, leasing coordination, construction oversight, and stakeholder management.

Key Responsibilities:
- Project Leadership: Manage all phases of the development process for multiple retail real estate projects, including ground-up developments, redevelopments, and value-add opportunities.
- Site Acquisition & Due Diligence: Work with acquisitions and leasing teams to evaluate potential sites; oversee feasibility studies, environmental assessments, title reviews, and other due diligence.
- Entitlements & Approvals: Lead efforts to obtain zoning, permits, and other government approvals; coordinate with municipal authorities, community stakeholders, and legal consultants.
- Design Management: Collaborate with architects, engineers, and consultants to guide the design process in alignment with the company’s vision, tenant requirements, and budget constraints.
- Budgeting & Pro Forma Oversight: Develop and manage detailed development budgets, schedules, and financial models to ensure project viability and alignment with business goals.
- Construction Oversight: Partner with construction teams or third-party general contractors to ensure projects are delivered on time, within budget, and to quality standards.
- Leasing & Tenant Coordination: Work closely with leasing teams and tenants to integrate tenant needs into development plans; manage timelines for tenant delivery.
- Risk Management: Identify and proactively manage risks across the development portfolio, including financial, regulatory, and construction-related issues.
- Reporting & Communication: Provide regular project updates to senior leadership, investors, and partners; maintain clear documentation and reporting on all active developments.
- Team Leadership: Lead and mentor junior development staff; promote a culture of collaboration, accountability, and performance.

Qualifications:
- Bachelor’s degree in Real Estate, Urban Planning, Business, Finance, Architecture, Engineering, or related field
- 10+ years of progressive experience in real estate development, with a strong focus on retail, mixed-use projects, retirement and/or industrial
- Proven track record of delivering successful retail development projects from concept to completion
- Deep knowledge of development entitlements, municipal processes, design and construction, and retail leasing
- Strong financial acumen with experience managing development budgets and proformas
- Excellent negotiation, communication, and presentation skills
- Ability to lead cross-functional teams and manage external consultants and contractors
- Willingness to travel to project sites and meetings as required
