Property Liquidation Manager (Real Estate Marketing + Project Management)
Contract Duration: 12-18 months
Location: Remote — CST required
Language: Bilingual — Professional English and Business-level Spanish required
About the Role
We’re liquidating a real estate portfolio (non-US) over the next 12-18 months.
We’re looking for one highly capable person to own both execution (marketing, listings, and campaigns) and project management (tracking, problem-solving, driving progress).
This is not a VA/EA role and not a pure PM role. It’s operational, strategic, administrative and collaborative.
You’ll own the full pipeline from prep to sold.
Responsibilities
1. Property Marketing & Listings (50%)
- Create and maintain professional property listings (write or optimize descriptions, coordinate photography)
- Post to all relevant platforms (local sites + international)
- Manage and schedule email campaigns to potential buyers
- Track leads and inquiries in a CRM or spreadsheet
- Coordinate showings and follow up with interested buyers and hand qualified leads to broker
- Repost and refresh listings weekly for visibility
- Obtain relevant market pricing data including data collection, organic market analysis,
2. Project Management (20%)
- Track 7 properties through full lifecycle: prep → list → show → offer → due diligence -> close
- Hold accountability with timelines, deliverable and next steps: Identify and resolve blockers (photographer delayed, permit stuck, etc.) with collaborators
- Coordinate with development coordinator on permits and zoning
- Drive progress forward across multiple properties
- Manage creative VAs (photo/video editing)
- Weekly strategic check-in
- Daily asana / WhatsApp updates and meetings with owner/collaborators as needed to move things forward on time and on target
- Light budget tracking and cost control process for each property, ensuring work is properly scoped and formally approved
3. Problem Solving & Admin (15%)
- If a deliverable is stalled, push it to completion
- If listings get no traction - propose new strategies
- If permits stall - identify workarounds or escalate
- Identify cost-effective alternatives when facing delays or overruns (e.g., compare vendor quotes, renegotiate rates, or adjust scope).

Requirements
Must Have
- Proven real estate marketing/listing experience
- Strong project management skills (tracking multiple assets at once)
- Excellent English and Business-level Spanish communication (written and verbal)
- Excellent English writing (your property descriptions must sell)
- Self-directed and proactive (minimal supervision required)
- Natural problem solver - you thrive on fixing roadblocks
- Availability full-time / dedicated
- Tools: Asana, WhatsApp, Google Drive, AI competent with strict security measurements to protect data, Zoom, Telegram, QBO knowledge, Canva, Calendly, Mailchimp, Docusign, Dropbox, Airtable or CRM
- Organized administratively, operationally competent, capable of working with others and driving results to completion

- Experience with international real estate market
- Experience with CRM/lead management systems
- Experience from listing through closing in real estate transactions

What Success Looks Like
30 Days
- All 7 properties mapped with current status + blockers
- 2–3 properties listed with market driven prices, professional titles, copy and professional photos
- Lead tracking system live
- 2-3 properties in the marketing funnel
- Weekly and daily communication rhythm established with owner from week 1
- Project management tools engaged / projects and collaborators tracked
60 Days
- All properties listed on major platforms
- Emails campaigns running
- Consistent inquiry flow
- At least 1 property under contract or sold
- You’re resolving blockers independently and making clear proposals
12 Months
- 4–5 properties sold and closed
- Remaining properties in strong pipeline
- System running with minimal owner input
- Owner focuses on decisions, you handle execution
The Reality
This role requires:
- Marketing both luxury and lower-end properties
- Operating within Latin America’s slow-moving bureaucracy (permits, contractors, etc.)
- Managing multiple properties simultaneously
- The owner has limited availability; clear, proactive communication is essential.
- Taking ownership and proposal culture for key initiatives when things stall
If you need hand-holding, this isn’t the role.
If you love creating order from chaos and delivering results, it’s perfect.
Structure
- Contract: 18–24 months
- Trial: 30 days (either party can exit)
- Salary - based on experience
- Bonus: Performance bonuses tied to property sales
- Payment: Bi-weekly
