Site-based Project Manager – South Dublin Residential Scheme
Project: Large-scale, high-quality development of 250 residential apartment units. Reporting To: Company Director Location: South County Dublin
Role Summary
The Site-based Project Manager will assume overall responsibility for the successful delivery of the 250-unit residential scheme, acting as the primary point of contact for the client, design team, and commercial department. This leadership role oversees all facets of the project, including commercial management, program adherence, quality, safety performance, and successful phased client handover.
Key Responsibilities
Strategic & Leadership Management
- Project Leadership: Provide strategic and operational leadership for the entire project team, including the Site Manager and Finishing Foreman. Ensure team alignment with project goals and company objectives.
- Client & Stakeholder Management: Act as the main interface with the client and design team. Manage all contractual communications, lead formal project meetings, and proactively resolve complex issues related to design queries or commercial variations.
- Risk Mitigation: Own the master project programme. Monitor and report on key milestones, identify and mitigate strategic risks (design, planning, supply chain), and implement recovery plans as necessary to ensure timely completion.
Commercial & Financial Oversight
- Commercial Management: Oversee the financial performance of the project. Work closely with the Quantity Surveyor to manage change orders, valuations, procurement strategy, and cost control to ensure delivery within budget and maximize profitability.
- Reporting: Prepare and deliver comprehensive monthly and quarterly project reports (time, cost, quality, safety, risk) for internal directors and external funders/stakeholders.
Site Operations & Quality
- Programme Management: Drive the master project schedule, ensuring coordination between design, procurement, structural, and finishing phases for phased completion.
- Quality and Compliance: Establish and maintain the project quality management plan. Ensure full statutory and regulatory compliance (e.g., BCAR) and facilitate third-party and statutory inspections.
- Health & Safety: Ensure the project adheres to the highest safety standards, acting as the PSCS and ensuring the Site Manager implements safe working practices across the site.
Required Skills and Experience
- Minimum 8-10 years of experience in construction project management, with significant experience leading large-scale residential developments (200+ units).
- Degree in Construction Management, Engineering, or Quantity Surveying (or equivalent relevant professional qualification).
- Exceptional commercial awareness and proven ability to manage project P&L, contract terms, and client variations.
- Demonstrable track record of successfully managing multi-block, phased handover projects.
- Superior leadership, negotiation, and communication skills, capable of managing senior client relationships and driving large site teams.
- Expert user of construction management software (e.g., MS Project, Primavera P6, Procore).
