The Project Manager is responsible for the overall planning, execution, monitoring, and successful delivery of villa and residential house construction projects from inception to final handover. This includes managing budgets, schedules, quality, safety, subcontractors, and client expectations while ensuring compliance with local building codes, regulations, and high-end finish standards typical in luxury residential projects.

The ideal candidate has strong experience in custom/luxury villa construction, excellent client-facing skills, and the ability to handle multiple projects simultaneously while delivering on time, within budget, and to the highest quality.

Key Responsibilities

• Lead the full project lifecycle: pre-construction planning, site mobilization, construction execution, and handover of luxury villas, custom homes, or residential houses.
• Develop and maintain detailed project schedules, budgets, resource plans, and risk registers using tools like MS Project, Primavera, or Buildertrend.
• Coordinate with architects, engineers, consultants, interior designers, and clients to ensure design intent is met and value engineering is applied where needed.
• Prepare and manage project budgets, including cost estimation, value engineering, variations, and final cost control to prevent overruns.
• Procure and manage subcontractors and suppliers: issue tenders, evaluate bids, negotiate contracts, and monitor performance for quality, safety, and timeliness.
• Conduct regular site inspections, supervise daily operations, and ensure adherence to approved drawings, specifications, materials, and workmanship standards.
• Manage client communications: conduct regular progress meetings, provide weekly updates/reports, handle client requests/changes, and maintain high satisfaction levels.
• Ensure full compliance with local regulations (e.g., Dubai Municipality standards, building codes, safety protocols, and environmental requirements in the UAE or equivalent).
• Identify, assess, and mitigate project risks; resolve issues, disputes, and change orders promptly.
• Oversee health & safety on site, implement safety protocols, and ensure zero major incidents.
• Manage multiple villa/house projects simultaneously while maintaining quality and profitability.

Requirements & Qualifications

• Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or a related field (Master’s preferred).
• Minimum 12 - 15+ years of experience in construction project management, with at least 5–7 years specifically in residential/villa construction (luxury/custom high-end villas strongly preferred).
• Proven track record of delivering ground-up villa projects or high-end residential homes on time and within budget.
