Purpose

Contributes to the overall success of the Real Estate / Owned Properties in Canada ensuring specific

individual goals, plans, initiatives are executed / delivered in support of the team’s business strategies and

objectives. Ensures all activities conducted are in compliance with governing regulations, internal policies and

procedures.

Accountabilities

  • Champions a customer focused culture to deepen client relationships and leverage broader Bank

relationships, systems and knowledge.

  • Manage small projects and assist the Senior Construction Manager in the management of major

projects (both planned and unplanned) at the Bank’s branch locations, with a focus on mid-scale, multidisciplinary projects.

  • Assist the Senior Construction Manager in the coordination aspects of branch projects, including hiring

Consultants, reviewing the scope of work, participating in the RFP process, and reviewing pricing and

recommendations for contract award.

  • Lend a strong supportive role to the Senior Construction Manager in major projects (both planned and

unplanned) at the Bank's branch location in multi-disciplinary aspects.

  • Manage the required internal compliance documentation and requirements for construction projects.
  • Ensure funding approvals are in place based on Levels of Authority, and manage the preparation of

budgets, schedules, and award of contracts.

  • Oversee the overall management of project work, identifying and expediting resolutions to any issues

during the project.

  • Keep the Branch Manager and DVP informed of the project's progress by following the guidelines for

branch communication.

  • Ensure the delivery of services is consistent with Scotiabank Standards and adheres to the Bank’s

Guidelines for Business Conduct.

  • Fulfill all audit and compliance requirements, ensuring that all required information and documentation

are loaded into the Project Management System.

  • Understand how the Bank’s risk appetite and risk culture should be considered in day-to-day activities

and decisions.

  • Actively pursues effective and efficient operations of their respective areas in accordance with

Scotiabank’s Values, its Code of Conduct and the Global Sales Principles, while ensuring the

adequacy, adherence to and effectiveness of day-to-day business controls to meet obligations with

respect to operational, compliance, AML/ATF/sanctions and conduct risk.

The Real Estate Department team is accountable for all global real estate Services delivering Effective

and Efficient best in class employee and client Experiences (SEEE RED). RED oversees all aspects of

real estate service delivery, including Space Acquisition and Disposition, Strategy, Sustainability,

Design, Construction, Asset/Property/Facility Management delivering Employee and Client Experiences

by overseeing a portfolio of over 2,200 locations in 29 countries and managing approximately $1.3B

capital and operating expenses annually while ensuring all regulatory bodies and Bank compliance

requirements are met or exceeded.

This Assistant Project Manager is directly responsible for delivering the following services:

  • Supports the management of building projects, focusing on mid-scale, multi-disciplinary efforts

at branch locations for the best end result

  • Directs and coordinates all project related activities setting expectations to ensure all work is

completed to bank standard.

  • Continually communicate with the Branch Manager immediately addressing any issues that

arise to ensure a exceptional Employee and Customer experience.

In addition to special programs, projects, or initiatives to meet Bank Strategic Objectives as assigned by

RED Leadership.

Education / Experience / Other Information

The incumbent must be a skilled and qualified professional with experience in the fields of

project and construction management, with an academic degree in project management or 2-3

years equivalent experience in managing construction projects.

  • Working knowledge of construction materials, methods, and an understanding of budget and

accounting processes.

  • The incumbent must have technical problem-solving skills.
  • The incumbent requires good interpersonal and communication skills in order to resolve

questions and problems with contractors and suppliers and to communicate with bank partners.

  • The incumbent must demonstrate analytical, conceptual thinking and problem-solving skills.
  • The incumbent must demonstrate strong relationship management skills and customer service

orientation.

  • The incumbent must have the ability to respond with urgency to any emergency and be able to

make sound decisions under pressure.

  • Strong working knowledge of MS Word, PowerPoint, Outlook, Project and Excel.
  • Professional affiliations would be considered an asset but are not mandatory.

Working Conditions

  • Work in a standard office-based environment; non-standard hours are a common occurrence. Limited travel

domestically.

  • Project demands may occasionally require working evenings or weekends to meet deadlines or address urgent

issues.
