Senior Project Manager

Our client is an interior designing and villa construction company blending years of Russian craftsmanship with Dubai's flair. They provide interior design, premium renovation, villa construction, and complete fit-out solutions — with a focus on quality, precision, and a seamless client experience.

Role Summary

We are seeking an experienced Senior Project Manager with strong skills in construction, renovation project execution, and commercial property due-diligence when renting and acquiring office spaces in Dubai. The candidate must have deep knowledge of UAE regulatory frameworks, contractual requirements, landlord verification, and financial validation of lease agreements. The role requires high accountability, technical competence, and the ability to manage projects from concept through final handover.

Key Responsibilities:

Project Planning & Execution

• Plan, manage, and execute construction and renovation projects from inception to completion.

• Develop project schedules, budgets, timelines, resource plans.

• Monitor progress and ensure milestones are met.

• Identify risks and execute mitigation strategies.

Prepare documentation & internal reports.

Site Supervision & Quality Control

• Conduct site inspections and ensure regulatory and quality standards.

• Ensure compliance with DM, DDA, Trakhees, Civil Defense requirements.

• Approve technical submissions, drawings, materials.

• Resolve site issues promptly.

Supplier & Procurement Coordination

• Source new suppliers and evaluate their reliability.

• Maintain supply lists and coordinate deliveries.

• Ensure materials meet approved standards and timeline.

• Collaborate with procurement and logistics to avoid delays.

. Subcontractor & Team Management

• Supervise site teams, engineers, subcontractors.

• Allocate tasks, approve variations, monitor performance.

• Verify and approve subcontractor payments.

. Health, Safety & Regulation

• Enforce HSE procedures and conduct safety inspections.

• Ensure compliance with UAE building, safety, authority codes.

. Financial & Contractual Oversight

• Monitor project costs and budget alignment.

• Verify BOQs and variations.

• Prevent cost overruns and financial leakage.

. Project Close-Out

• Manage snag & de-snag cycle.

• Review as-built drawings, warranties, documentation.

• Finalize and handover completed projects.

Experience Required

• Minimum 5–7 years construction or interior project management experience in UAE.

• Proven experience with Dubai Municipality, DDA, Trakhees approvals.

• Experience with commercial leasing documentation and landlord verification is a major advantage.

• Experience managing multiple subcontractors and site teams.

• Fluency in English; Russian is an advantage.
