JOB PURPOSE:

The Business Operations Analyst is responsible for turning operational, financial, and project data into actionable insights to support strategic decision-making. This role drives performance improvement by delivering accurate reporting, advanced analytics, and forecasting, while partnering with cross-functional teams to optimize operations, monitor KPIs, and support the COO in achieving business objectives.


RESPONSIBILITES:

Operational Analytics & Reporting:

  1. Develop and maintain interactive Power BI dashboards and reports to monitor project performance, sales, marketing effectiveness, occupancy, and operational KPIs.
  2. Build DAX measures and Power Query transformations to ensure accurate, automated, and scalable reporting across projects and destinations.
  3. Analyze operational data from CRM, finance, and project management systems to identify trends, variances, risks, and opportunities for performance improvement.
  4. Prepare executive-level presentations and reports for the COO and senior management, translating complex data into clear, actionable insights.


Forecasting, Modelling & Advanced Analytics:

  1. Build and maintain forecasting models for revenue, sales velocity, occupancy, and key operational drivers using techniques such as regression analysis and conditional smoothing.
  2. Conduct competitor and portfolio analysis (by destination, asset type, and segment) to support pricing, product mix, and go-to-market decisions.
  3. Support scenario analysis and sensitivity modelling for new and existing projects (e.g., sales pace, pricing changes, cost escalation, demand shifts).


Budgeting & Financial Planning:

  1. Support destinations and departments in CAPEX planning for new and ongoing real estate developments.
  2. Assist departments (operations, marketing, design & development, etc.) in OPEX budgeting, reforecasting, and variance analysis.
  3. Partner with Finance to track budget vs. actuals, monitor cash flow projections, and highlight risks and opportunities to the COO.
  4. Contribute to business cases and financial models for new projects, value-add initiatives, and major operational changes.


CRM & Data Management:

  1. Oversee data quality and structure within the CRM system to ensure accurate capture of leads, prospects, customers, and transactions.
  2. Design and maintain CRM-based reports and pipelines to support sales, marketing, and customer experience teams.


Projects & Cross‑Functional Support:

  1. Support planning of new projects and destinations with data driven feasibility inputs (demand indicators, competitor benchmarking, pricing bands, targeted segments).
  2. Assist in preparing cash flow projections for development and operational phases, aligning inputs with project, finance, and operations teams.
  3. Participate in cross functional initiatives to improve processes, reporting, and systems related to operations, sales, and project delivery.
  4. Provide ad hoc analysis and insights requested by the COO and leadership team.


QUALIFICATIONS & SKILLS:

  1. Bachelor’s degree in Business, Finance, Economics, Engineering, Data Analytics, or related field.
  2. 2– 4 years of experience in a business, operations, or financial analyst role, preferably in real estate development, property, or related industries.
  3. Strong hands-on experience with Power BI (DAX and Power Query) and Excel for data modeling and reporting.
  4. Experience with CRM systems and comfort working with large operational datasets.
  5. Solid understanding of budgeting, forecasting, and basic financial modeling concepts (NPV, IRR, cash flow).
