Your role at KIKO MILANO

We are looking for an Senior Project Manager Construction to join KIKO MILANO’s Real Estate Team, reporting to the Head of Global Construction.


Such talent is responsible for planning, coordinating, and delivering retail store construction projects within a set number of countries inside or outside EU.

This role ensures projects are completed on time, within budget, and to brand/quality standards, working closely with HQ, regional teams, landlords, consultants, and contractors.


In particular, you will:

  • Manage end-to-end construction lifecycle for new stores, refurbishments, relocations, and closures, respecting concept guidelines as well as landlord requirements, local law compliances etc., acting as point of reference for all professional representatives involved, internal and external to the company.
  • Coordinate with global design teams and engineering teams, as well as local architects and consultants for the preparation and review of all phases of the projects, from due diligence and building permits authorizations, schematic design to Construction drawings.
  • Develop project schedules, budgets, and resource plans aligned with HQ and regional rollout strategies.
  • Monitor progress, identify risks, and implement mitigation actions.
  • Organize and manage all pertinent consultants for the necessary documentation for construction, building permits and compliance respecting both local and company codes.
  • Manage procurement and orders within the Construction Procurement perimeter of all necessary supplies and materials, furniture, fixtures and equipment
  • Act as the main HQ construction contact for assigned countries/regions.
  • Work closely with all the functions (Legal, Trade, Retail, Visual Merchandising, IT, Loss Prevention, Finance) to ensure the correct development of all aspects of the project.
  • Support regional business teams during site selection, lease negotiation, and landlord coordination.
  • Travel regularly to regional sites for inspections, handovers, and issue resolution.
  • Adapt HQ design and technical standards to local market requirements.
  • Lead tendering, bid evaluation, and contract negotiation processes in alignment with HQ and region.
  • Track contractor performance, costs, and quality of execution.
  • Ensure adherence to the HQ construction guidelines and brand standards.
  • Define and control project CAPEX and maintain accurate cost forecasts.
  • Validate invoices, change orders, and final accounts.
  • Prepare regular progress, risk, and financial reports for HQ and regional leadership.
  • Manage and archive all necessary documentation for the various phases of the project, following the company standards.
  • Ensure construction quality meets corporate retail design standards.
  • Enforce health & safety regulations and site compliance.
  • Coordinate snagging, testing, commissioning, and store handover to operations.


What you will need to succeed

  • Degree in Architecture, Engineering, Design or similar.
  • Professional certifications (PMP, PRINCE2, or equivalent) are a plus.
  • 7–10+ years in in a similar position and in high end construction retail with focus on details.
  • Experience managing projects across multiple countries or regions preferred.
  • Excellent understanding of design drawings, construction documents, building permission authorizations.
