Job Context/Job Challenges

The Risk & Compliance function carries out monitoring of client wise exposure and portfolio exposure to identify early warning signals of stress and to minimize NPAs. Currently monitoring is done in association with Business Teams as RMG does not have presence at Branch level. It carries out over due loan recovery from defaulting clients in coordination with Business Teams.

Zonal Technical Manager - Real estate Valuation is an integral part of the Risk & compliance & is responsible for carrying out due diligence for the underlying security i.e. Real Estate Property & ensure that all information required to take a credit decision w.r.t. real estate property be provided to higher management. He is also responsible for maintaining TAT. The key aspect of due diligence is that underlying security i.e. real estate properties are compliant with local statutory norms & regulations & falls under acceptable norms as per ABFL as well as RBI/NHB. He will be catering different businesses coming under the roof of Aditya Birla Finance Ltd. List is mentioned above. He is also responsible for providing keeping updates about changes happening in statutory rules & regulations related real estate properties, real estate property rate movements, demand-supply analysis, impacts of economic changes on real estate property etc. In all he has to provide inputs related to real estate property to higher management which will help them in decision making to improvise TATs of the overall sanction process.

The role also requires an understanding of following types of transactions:

Home Loans - Builder purchase,

Loan Against Property

Lease Rental Discounting

Construction Finance

The major challenges to this profile include

Cross functional coordination to enable timely approval of proposals

Regular updation on changing economic & Industry scenario.

Monitoring TAT of valuations.

Customer Satisfaction: Internal as well as external customer satisfaction.

Vendor Management: Seamless co-ordination with external entities.

The critical skill sets are a strong analytical acumen, evaluation skills, detail orientation & decision making skills, initiative & target orientation & market intelligence developed through a strong industry network.

The education & experience required to fulfil this profile are a Civil Engineer with minimum 5 to 8 years of experience. Total experience should be of good mix of construction as well as valuation. Valuation experience with Banks or NBFCs is preferable.

Inputs for updating technical policy, Vendor management Policy, Audit policy.

KRA2 Vendor Management Vendor Empanelment for respective zones

Periodical review of the vendors for respective zones.

Monitoring TAT

Resolving valuation specific queries from respective zones.

KRA3 Audit & Hind sighting Carrying out periodical audits of vendors for respective zones

Carrying out monthly audit for sampled valuations, lease rentals for respective zones/locations.

KRA4 Construction Finance Visiting Construction Finance projects.

Due diligence of all project approvals.

Project analysis including evaluation of projects, project lifecycles, cost break-ups & Techno economic feasibility analysis.

Preparation of primary Project Feasibility analysis for Construction finance / Debt Syndication proposals.

Valuation of Construction Finance Projects, checking regulatory compliances w.r.t. permissions & Development Control Regulations of authorities.

Preparing project life cycles & Milestones.

Monitoring periodically the progress of projects & end use of funds for all construction finance cases.

Quarterly progress report for construction finance projects.

KRA5 Mortgages / Home Loans / CFG/CMG Checking & validating valuation reports given by valuation agencies.

Setting up of city specific process notes to identify city specific deviations & providing solutions for the same.

Ensuring compliance with technical norms for the area in line with those set out as per the process.

Timely collection and updating the amendments in development control regulations affecting real estate sector.

KRA6 Approved Project Facility Getting project reports from valuation agencies.

Periodical maintenance & circulation of MIS for APF projects.

Periodical monitoring of all APF projects & updating the management about progress.

KRA7 Portfolio Analysis Revaluation of portfolio as per approved revaluation policy.

Monthly sampling & audit for valuation reports.

Any other type of analysis.
