Purpose of Job
Provide analytical support to the asset management function across operating hotels and new hospitality developments by collecting, analyzing, and interpreting financial and operational data, and leading feasibility studies, to support management in performance improvement, informed investment decisions, and the continuous sharing of best practices across the portfolio.
Key Responsibilities & Accountabilities
- Analyze portfolio performance across operating hotels by tracking key KPIs (RevPAR, ADR, TrevPAR, Occupancy, GOP, NOI, EBITDA and cost ratios), to provide visibility on financial and operational performance.
- Conduct monthly and quarterly variance analysis against budgets and forecasts, to identify performance gaps and recommend corrective actions.
- Support annual budgeting and forecasting processes by providing financial models and data inputs to enable accurate planning and resource allocation.
- Translate complex data into actionable insights and recommendations to support asset management’s informed decision-making.
- Identify underperformance, revenue leakage, and cost inefficiencies to drive operational improvements and maximize profitability.
- Benchmark portfolio performance against competitors and market data, to identify best practices and improve asset competitiveness.
- Maintain and enhance databases of benchmarks, market data, and analytical framework, to ensure ongoing reference, data accuracy, accessibility, and reporting efficiency.
- Conducts feasibility studies for new hospitality projects, covering market assessment, demand analysis, site evaluation, and financial projections, and applying financial and valuation methodologies (DCF, Comparable Transactions Analysis, Sensitivity and Scenario AnalysisI, IRR, NPV, Payback Period, Market Demand & Supply Modelling, and Hotel Valuation Methodologies), to evaluate investment viability.
- Prepares investment memorandums and business cases; supports due diligence on acquisitions, including financial, operational, and market assessments to support decision making and strategic approvals.
- Monitors GCC and international hospitality market trends, supply/demand dynamics, and competitive developments; tracks brand positioning, pricing strategies, consumer behavior, and emerging concepts; prepares market intelligence and benchmarking reports to support strategic decision-making and portfolio performance.
- Leverages AI tools and analytics platforms; utilizes hotel systems (PMS, RMS, benchmarking tools); enhances data infrastructure and reporting dashboards, to improve analytical efficiency and decision-making.
- Prepares performance reports and investment analyses for executive review; collaborates with internal stakeholders to validate data; participates in performance reviews and meetings; conducts asset visits and market assessments, to ensure accurate reporting, alignment, and effective governance.
Principal Challenges
- Managing and consolidating large volumes of financial and operational data from multiple assets.
- Ensuring accuracy and consistency of data across different systems and stakeholders.
- Balancing multiple analytical workstreams under tight deadlines.
- Interpreting market volatility and uncertainty in investment and forecasting assumptions.
Minimum Academic / Professional Qualification:
- Bachelor’s degree in Finance, Economics, Real Estate, Business Administration, or Hospitality Management.
- MBA or Master’s degree in a relevant field is preferred.
- Professional certifications such as CFA, CA, or equivalent are an advantage.
Minimum Work Experience
- 3–5 years of experience in financial analysis, asset management, consulting, or hospitality-related roles.
- Background in hotel companies, hospitality consulting, international property consultants, or corporate finance preferred.
