Residence Engineer
Note: The advertised job title may differ from the internal title. While the advertised position may be referred to as "Residence Engineer," it is actually a Head-level position that reports directly to senior leadership, including the Owning Team, Excom and CEO
Purpose and Scope of Position
The Residence Engineer is responsible for managing both in-house and outsourced facility management services, including the physical building structure, marina, landscapes, infrastructure, and all mechanical, electrical, HVAC systems, and related equipment. This role also oversees the upkeep of guest areas to maintain an attractive appearance, and manages renovations, expansions, and special projects to ensure the residence is functional, safe, and aesthetically appealing.
Key Responsibilities
1. Outsourced & In-House Service Delivery
- Increase Periodic Preventive Maintenance (PPM) work and decrease reactive work to meet a target ratio (e.g., 70% PPM and 30% reactive).
- Ensure staff training needs are met to perform tasks with the highest expertise and knowledge.
- Conduct weekly/monthly reviews with service providers to monitor performance and address any issues (quality of manpower, work completion times, etc.).
- Perform routine inspections of properties and verify the quality of service providers’ work; carry out at least 10% of PPM services on major equipment.
- Monitor the financial performance and expenditures of the department, identifying areas for improvement and cost savings.
- Estimate and propose manpower requirements for sustained growth and asset life extension.
2. General Skills
- Ability to work a flexible schedule within the hospitality sector.
- Strong technical expertise in HVAC, electrical systems, fire alarms, mechanical systems, plumbing, carpentry, and related areas.
- Proficient in asset management, preventive maintenance, and understanding cost implications.
- Knowledge of technical systems like chillers, chemical treatments, control systems, and refrigeration.
- Planning, scheduling, and budgeting skills, with the ability to maintain and refine preventive maintenance programs.
3. Project Management
- Assess the viability of projects, preparing construction drawings and work plans.
- Allocate tasks, manage project timelines, and ensure quality standards are met.
- Provide cost-efficient estimates, review proposals, and award subcontractors with clear timelines.
- Supervise the work closely to assure quality, perform inspections, and complete snag lists.
4. Managerial Responsibilities
- Ensure computer literacy and effective communication within the team.
- Lead, hire, train, and motivate the maintenance team, fostering a positive and organized work environment.
- Exhibit strong leadership by example, instilling a "can-do" attitude and a calm, organized approach in all situations.
- Demonstrate excellent cost control and organizational skills while ensuring high team performance.
- Ensure a courteous, friendly, and professional work environment.
5. Customer Relations
- Provide strong customer service by liaising with other departments to meet engineering and maintenance requirements.
- Work with local and federal authorities (e.g., DEWA) to ensure compliance with engineering and civil works regulations.
- Build and maintain positive relationships with tenants and other stakeholders, ensuring their needs are met.
6. Quality Responsibilities
- Maintain current knowledge of safety and sanitation policies, implementing OSHA guidelines and engineering standard operating procedures.
- Ensure compliance with quality goals as outlined in the property’s operations manual.
- Conduct periodical audits to ensure that all standards are met and quality is maintained.

Qualifications and Experience
- Qualifications: Bachelor’s degree in Engineering (Mechanical, Electrical, Civil) or a related field.
- Experience: 8–10 years of experience in facility management with a focus on soft and hard services within residential or hospitality settings.
- Skills:
- Expertise in managing HVAC, electrical, plumbing, and mechanical systems.
- Strong project management skills with the ability to work under tight deadlines.
- Experience in budget management and cost-saving strategies.
- Strong leadership, communication, and problem-solving skills.
