Role Overview:

We are seeking a Senior Project Manager to lead high-value commercial interior fit-out projects in Dubai. This permanent position involves overseeing the delivery of projects to the highest quality standards, on time, and within budget. The role provides an opportunity to relocate to Dubai and work closely with senior leadership to enhance project delivery standards, contributing to the company’s growth and reputation for excellence.

Key Responsibilities:

General Project Delivery:

• Build and sustain strong relationships with clients, landlords, and key project stakeholders.
• Manage all aspects of the construction process, ensuring projects are snag-free, on schedule, and within budget.
• Conduct regular site visits, supervising site managers, contractors, and project teams to ensure quality and compliance.
• Oversee pre-contract activities, including building surveys, tender submissions, budget planning, master programming, and health & safety compliance.

Health & Safety:

• Ensure exemplary site setups and adherence to UAE health and safety regulations in collaboration with the Health & Safety Manager.

Pre-Contract & Financial Management:

• Develop detailed pre-contract and construction programs, including micro-programming schedules and costings.
• Lead tendering processes and negotiate trade packages to secure cost-effective solutions.
• Manage budgets, cash flows, valuations, and variations, aiming to improve gross profit margins and achieve financial targets.

Administration & Legal Compliance:

• Document and manage client and subcontractor meetings to maintain clear communication.
• Oversee the completion of operational and maintenance documents, warranties, and certifications.
• Address post-completion defects and facilitate the issuance of final certifications.

• Proven leadership and mentoring capabilities with a collaborative, results-driven mindset.
• Extensive experience in delivering fast-track, large-scale commercial interior fit-out projects, including knowledge of building fabric and technical services.
• Strong client relationship and stakeholder management skills, ensuring satisfaction throughout project lifecycles.
• Exceptional attention to detail, organizational abilities, and prioritization skills in a high-pressure environment.
