  • Act as a client-side representative during design development (RIBA Stages 1-2) and through later project stages

  • Assist with consultant procurement, fee negotiations and appointment documentation

  • Support pre-construction planning, contractor procurement and tender processes, including PCSAs and main contractor appointments

  • Monitor contractor performance through site visits and progress meetings

  • Assist with Building Safety Regulator Gateway processes, Golden Thread information and compliance documentation

  • Support funding drawdowns, liaison with funders' surveyors and insurers

  • Exposure to main contractor procurement, including PCSA and mobilisation phases

  • Working knowledge of:

    • Building Safety Act and Golden Thread requirements

    • Health & Safety legislation

    • Sustainability, energy efficiency and carbon considerations

  • Strong communication skills and the ability to work under guidance while taking ownership of tasks

  • Experience in PBSA, residential, hotel or mixed-use developments

  • Knowledge of S106, S278, S38 and UK planning processes

  • Commercial awareness and confidence engaging with consultants, contractors and funders
