We are currently seeking a Project Manager - Construction for one of our very well-known client, to be based in their Dubai office.
JOB PURPOSE
- Responsible for the planning, co-ordination, implementation and evaluation of all activities in accordance with the development of company's Buildings and Branches, assessing project requirements, and managing the constraints of the project management function which are cost, time, scope, and quality.
- This role is based the Support Service function. The Support Service function reports directly into the COO.
- The COO function aims to become a best-in-class operating function in the bank and this role plays a crucial part in enabling that purpose; the role will serve the whole bank at all locations.
Principal Accountabilities
- Manage fit-out projects from initiation to handover, covering planning, design coordination, procurement, execution, and close-out.
- Collaborate with internal departments (Corporate Real Estate, Facilities, IT, Security) and external partners (contractors, consultants, suppliers) to ensure seamless delivery.
- Develop and track project plans, budgets, and timelines; ensure alignment with corporate standards and objectives.
- Monitor site activities for progress, quality, safety, and risk; implement corrective actions as needed.
- Provide regular project updates and dashboards to senior management; escalate issues promptly.
- Lead project and facilities teams in accordance with company's policies and procedures.
- Ensure all project documentation—including contracts, agreements, and approvals—is properly established and maintained.
- Oversee financial reporting, including budget approvals, cash flow monitoring, and cost control.
- Ensure compliance with internal approval workflows, audit requirements, and reporting obligations.
- Implement and monitor energy efficiency and sustainability measures across premises.
QUALIFICATIONS & EXPERIENCE
- Bachelor’s degree in Architecture, Engineering, Construction Management, or a related field.
- Minimum 5 years of experience in managing commercial fit-out projects within the construction and real estate industry.
- Strong understanding of construction methods, materials, regulations, and project approval processes.
- Proven ability to lead and manage multiple complex projects simultaneously, delivering on time and within budget.
- Proficiency in project management tools (e.g., MS Project, Primavera, AutoCAD) and business applications (Excel, Word).
- Excellent planning, organizational, and time management skills with the ability to prioritize and multitask effectively.
- Strong analytical and review capabilities to interpret data and draw actionable conclusions.
- Effective communicator with strong written, oral, and presentation skills for engaging with management and stakeholders.
- Skilled in negotiation and stakeholder management, including contractors, consultants, and internal teams.
- Ability to work independently with minimal supervision while being a collaborative team player.
- Strategic thinker with sound business planning and compliance awareness, ensuring adherence to internal and external regulations.
