We are currently conducting a confidential search on behalf of a well-established holding group for a Senior Project Manager / Construction Director to lead a major mixed-use development project in Ankara.

The project consists of approximately 60,000 sqm and includes both hotel and residential developments.

This role requires a highly hands-on construction professional with strong field operations experience, subcontractor management capabilities, and the ability to lead projects from early-stage setup through final delivery.

Key Responsibilities

* Lead all on-site construction operations for a large-scale mixed-use project

* Manage and coordinate subcontractor selection, negotiations, and performance

* Oversee project planning, execution, timelines, quality, and budget control

* Establish and manage operational construction processes on site

* Coordinate with technical teams, consultants, and senior stakeholders

* Ensure project delivery in line with targeted deadlines and cost expectations

* Proactively manage construction risks and site-related challenges

Ideal Candidate Profile

* Proven experience managing large-scale hotel and/or residential projects

* Strong knowledge of both structural and finishing works

* Hands-on field management experience with the ability to actively lead site operations

* Strong subcontractor and construction team management background

* Experience in international construction environments is highly preferred

* Dubai / GCC project exposure is considered a strong advantage

* Preference for candidates with Ankara ties or long-term relocation commitment

* Mature, stable, leadership-oriented profile with strong ownership mentality

This is not a desk-based coordination role. We are specifically looking for a leader who has truly managed complex construction sites, built operational discipline, and can take full ownership of delivery on the ground.
