Director - Project Management

Location: Dubai, United Arab Emirates

Experience: 10+ years in project management within real estate/property development

As Director, you will be responsible for overseeing the end-to-end delivery of a portfolio of high-value projects. You will drive operational excellence, lead a multidisciplinary team, and ensure the successful execution of complex developments while maintaining strong client relationships.

Key Responsibilities:

• Manage the full project lifecycle from inception to completion, ensuring delivery aligns with client requirements, timelines, and budget
• Act as a senior point of contact for clients, maintaining strong professional relationships and ensuring effective and responsive communication
• Monitor progress across multiple projects, proactively identifying risks and implementing mitigation plans to maintain quality, cost, and programme control
• Deliver regular and transparent progress reports to internal and external stakeholders to support informed decision-making
• Lead and coordinate all project documentation including contracts, purchase orders, and delivery schedules
• Review and ensure project documentation aligns with agreed scopes, timelines, and commercial terms
• Advise clients on project execution methodologies, procurement strategies, regulatory requirements, and technical solutions
• Prepare and contribute to the development of technical and commercial proposals, collaborating with internal stakeholders to provide tailored, competitive solutions
• Collaborate closely with the Business Development Manager to identify opportunities, develop proposals, and secure new project wins
• Collaborate across internal departments and external partners to align expectations, resolve challenges, and drive project success
• Provide hands-on leadership to internal teams across all stages of project delivery including planning, execution, monitoring, and closeout
• Support the strategic and commercial direction of the Project Management department, contributing to overall business targets and client satisfaction
• Contribute to the annual planning and budgeting cycle for the business unit, supporting operational and financial targets
• Support recruitment, ensuring project teams are appropriately staffed and structured
• Develop performance objectives for direct reports and mentor junior team members to foster a culture of continuous learning and accountability

Ideal Candidate Profile:

• Bachelor’s degree in Project Management, Construction Management, Civil Engineering, Architecture, or a related field
• Professional certifications such as MRICS, PMP, or equivalent (preferred but not essential)
• Minimum of 10 years’ experience in project management within real estate or property development consultancies
• Proven track record of leading large-scale projects across multiple sectors (commercial, residential, mixed-use)
• Strong understanding of UAE construction regulations, project delivery processes, and regional market dynamics
• Experience in client management, stakeholder engagement, and contract administration
• Demonstrated success in working collaboratively with Business Development teams to win and deliver projects
• Sound commercial awareness with experience contributing to department planning and budgeting
• Ability to lead, mentor, and motivate project teams to deliver high-quality results
• Strong technical writing, reporting, and presentation skills
• Proficient in project management tools and software
• UAE driving license preferred
